Set within an acre of private, fully enclosed grounds and surrounded by idyllic countryside, Stubbs House offers an exceptional setting for large group stays. Peaceful walking routes, open fields and abundant wildlife create a true rural escape, while the recently renovated main house has been thoughtfully designed with comfort, space and sociable living in mind.
Guests enjoy exclusive use of the entire property, ensuring complete privacy throughout their stay. A village shop and pub are located approximately half a mile away.
The Property
From the moment you arrive, Stubbs House impresses with its original flooring, character features and spacious layout. Several bedrooms showcase original fireplaces, adding to the charm and heritage of the home.
The main social space is designed for gatherings, featuring comfortable sofas large enough for the whole group, generous dining tables and cocktail-style seating areas — ideal for celebrations or relaxed evenings together. Doors open directly onto the rear garden, seamlessly connecting indoor and outdoor living.
To one side, you’ll find a dedicated games room with comfortable seating, a TV and a pool table.
Kitchen & Dining
The impressive, newly installed kitchen is fully equipped for large groups and includes a central island with seating. You’ll find a comprehensive selection of cookware, utensils, crockery and glassware, along with tea, coffee and condiments to help make your stay as easy as possible.

Bedrooms & Layout
Upstairs you’ll find nine beautifully decorated bedrooms, all finished in calming neutral tones with crisp white linens. One bedroom is located on the ground floor with a nearby bathroom. Please note that one bedroom is accessed via stairs in the annexe.
Bed configurations and room allocations cannot be changed.

Property information will be provided via email, WhatsApp and hard copy in the house. Guests can contact the owners throughout their stay using the provided details.
Damage Deposit Waiver
A £100 non-refundable damage deposit waiver is mandatory for all direct bookings. If not selected during booking, it will be added to your reservation.
This does not apply to Airbnb guests.
CCTV
External CCTV operates around the outside of the property for guest safety and security. No cameras cover internal or private areas.

Guests are expected to leave the accommodation clean and tidy. Photographs are recent but furnishings and décor may vary slightly.
In accordance with UK immigration regulations, non-UK guests must provide nationality, passport number and next destination prior to arrival.
House Rules
No smoking inside the property
No outdoor noise between 22:00 and 08:00
Dogs must not be left unattended
Maximum occupancy must not be exceeded
No fires permitted inside the property, including fireplaces
No fireworks
No unauthorised early entry before check-in time
Property must be vacated by agreed check-out time
All dog waste must be cleared from inside and outside areas
Avoid heavy staining of bedding (e.g. fake tan)
Do not use tape or Blu Tack on painted surfaces or attach décor to walls
A £150 charge may be applied for breaches of house rules.
Norfolk Holiday Rentals are on call 24/7. A £50 call-out fee may apply for non-emergency guest-related issues, such as incorrect hot tub use or locked keys due to guest error.
